We had always heard that buying a house is the most stressful thing you will ever do in your adult life. Many times we glanced at each other stating, “this is too easy, something must be wrong,” and waited for the other shoe to drop. Lucky for us, it never did...
We first met Kat & Bob at an open house to die for; with drop-dead gorgeous views and a perfect layout for a just-getting-started family, we wanted it. Badly. Come to find out...so did everyone else on the peninsula looking for a house. And so our journey began with the Bedburys taking us under their wings and guiding us thru the obstacle course to buying our first home. We had no idea what we were doing, or what we were in for, so we did the best we could with information from the internet and family and friends who had been thru the process before. But in the end, we didn’t need any of that. We just needed to listen to our gut, our hearts, and the Bedburys.
We went to a plethora of open houses, many accompanied by Bob or Kat and even made a few offers on the ones that nearly met our expectations of what we were hoping to have in our first home. “Nearly”, because there were always those discussions that went something along the lines of how great the kitchen was, but how not-so-great the neighborhood was. And so we would put together our package and sign some documents and have the conversations with Bob or Kat about how much we wanted to offer. They knew the market all too well, and would give us their best guess on what our odds were...and they were right. Every. Single. Time. We were never truly heartbroken when we discovered we didn’t get a home, because none of those homes were really the one for us. Bob and Kat told us several times about the story of their journey and the “feeling” you have to have when purchasing a home. We hadn’t had that feeling yet and really wondered if we ever would...
And then we found it. A sunny Sunday afternoon in Half Moon Bay, we stumbled upon The One. We were prepared to hand over all our savings and beyond to make sure our family could be a part of the community, the neighborhood and live in the perfect house for us. We called up Bob and made an offer way out of our comfort zone. And then the most amazing thing happened...he said he could get it for less than what we wanted to offer for the house! We were nervous, because we knew that if we lost this one, we would grieve for some time. In the end, our gut and our heart reminded us to trust Bob and let him lead the way.
When we received the call on Veteran’s Day that our offer with VA loan was accepted for the house, we nearly jumped on the couch and acted like kids in a candy store right then and there. We weren’t scared or nervous as we thought we’d be...we were joyous beyond words.
Running into Bob & Kat that March afternoon 8 months before we purchased our first home was no mistake. And now as we sit in our living room, writing this letter, we wholeheartedly thank them for the peace and joy they have brought to us by helping us find Our Home and for guiding us truthfully, honestly, and kindly, every single step of the way.

After watching us overcome more obstacles than anyone could possibly imagine in preparing their childhood home for sale, one of the trustee's of 606 Palomar Drive felt compelled to not only write us a letter of recommendation, but to write it in the form of a poem commemorating our efforts. The boots in the corner have quite a story to tell… Of a realtor named Kathryn who I have come to know so well
She’s passionate about her job of selling homes for her clients And believes in offering disclosures so buyers won’t get defiant She has endless amounts of energy, along with the vision to match For presenting her homes in such a way, that they will quickly be snatched
But December of 2012 proved to be quite a different season With the listing of 606 Palomar being the main reason
She worked in the owner’s absence, directing the facelift of the old adobe and tile And during the initial showings, everyone’s reaction was a big smile
No detail went unnoticed in planning her grand open house & tour There was music and food and full color brochures…adding a touch of her magic for sure
But God had his own plans, for the home with the incredible view And soon Kat was finding herself wondering what the heck to do
The rain had started falling and then the storm was underway The house wasn’t ready to handle the deluge coming its way
Kat had never found herself in this position before Wondering how to protect the home and its newly painted floor
The story has a good ending…that of dedication and not giving in It’s a testament to Kat’s character, her passion and her desire to win
Her high heels and strive for perfection were certainly put to the test And during the worst of the worst she didn’t allow herself to rest
She is unbelievably resilient and has taken everything in stride And what she was able to accomplish should fill her heart with pride

Good Evening Bob & Kathryn,
Jesse was telling Andre (contractor) earlier today that I was pretty stubborn about the kitchen remodel, the flooring and even the staging. Listening to him, I couldn’t even believe he was talking about me.
He said I fought both of you ALL THE WAY…I really find this hard to believe because looking back I thought all of these ideas belonged to me. I even heard that I fought the inspections and that is just what this email is about.
How professional your practice is and how someone represented by your firm is damn lucky. I know that now. All those freakin disclosures, disclosure this and disclosure that…I wanted to scream screw these disclosures.
Being on the other side of the fence now…we can readily see why it is so important. Here we are, the 11th hour, they’ve accepted our bid, we’ve gotten our hopes up and have begged to see the paperwork/disclosures and the agent for our new out-of-area home is camping and out of cell phone range . She is most entitled to have a life but get this done first. We are not liking what’s up with our potential new home, she never disclosed any of this …her good time is more important and now that SHE THINKS it’s in the bag we are finding out the real poop on the property.
So you’ve made a believer out of me and I take my hat off to you both.

I first met Bob and Kat when I went to tour a home that was for sale. I immediately liked their style - conversational and direct, but not overly pushy like some agents I've met. At the time I met team Bedbury, I had tried working with a few other agents on the buying side. (My husband and I were first time home buyers, so this was all new to us!) I had been disappointed with the agents I'd been working with, as surprisingly, they were very hands off. Since everything is digital, it seemed up to me to find the houses, learn about the area and do the research on schools, etc. I'm willing to put in time, but I felt like I was doing all the work. Upon my and my husband's first meeting with Team Bedbury, they proved they were very knowledgeable about the areas we were interested in, took initiative to help me understand the neighborhoods and schools and were very hands on. Being new to home ownership, I got my hopes up several times, with several different homes. The thing I loved about Bob and Kat is, they asked the right questions. "Can you live with this," Bob said while we looked at a very ugly bathroom. When purchasing something as big as a home, you really need to know where your 'deal breaker' line is drawn and Bob and Kat helped me find it. After many tours, a few possible offers and some reality checks, my husband and I were ready to put an offer on a house. Little did we know, that 'house' would be come a 'home' where we would bring our daughter home to just 10 days after moving in. The process of putting an offer on our home meant acting fast and jumping through some hoops. There were a few stressful moments when we had to rush to sign things, look over documents or read over tedious details, but we always felt we were in capable hands with Bob and Kat. They worked well with all parties involved and kept us informed as the process unfolded. Before we knew it, my husband and I were holding keys to our first house in our hands. Over the last three months of being in our new home, we have grown to love the place. It has everything we wanted in a new home, but also allow us to live within our means and feel comfortable which was very important to us. Buying a home was such an important milestone for our family, that we couldn't trust just anyone. You came at the recommendation of a family friend, so we thought it safe to explore doing business with you. The trust we gave you was never taken for granted. After renting in the Bay Area for several years, my husband and I found ourselves in a position to potentially purchase our first home. We began our search informally, going to open houses on the weekends in the neighborhoods we thought were nice to raise our family. We met many agents, but didn’t want to commit ourselves to any one team until we were sure we had met the best agents who could represent our needs to the best of their ability.

I am writing this letter in recommendation of the Bedbury Team. Kat, Bob, and their assistant came to our rescue in a highly competitive market. We would not have been able to purchase our dream home without them.
After losing out on our bids for two other homes, I realized Silicon Valley was not the kind of place you could take home buying lightly. We needed a team that was not only going to be pleasant to work with and look out for our best interests, but also one that knew this area inside and out, and could create strategies to allow us to achieve our goal.

After some serious back and forth, nail-biting negotiations, Team Bedbury called us with the news – We Got The House!!!
We could not have been more grateful. My husband and I have met many people in the bay area who gave up on home ownership due to this highly competitive market. We have met many others who spent an entire year getting outbid before they secured a property. Team Bedbury put us in escrow with our dream home within 3 weeks.
Once in escrow they oversaw every detail. We first met Kat and Bob at an open house in our neigborhood when we were just beginning to think about buying a second home in the Bay area, and what would be our 3rd home purchase overall. They discussed the pros and cons of the house they were showing and we eventually decided that a total house remodel was not for us. We had done that and wanted to buy a home that was move-in ready. Kat told me she was a “fierce negotiator” which I immediately liked. Gradually over the next few months we became more serious about buying and Kat set us up with property searches and previewed several houses for us. I knew she was looking out for our best interests based on 2 instances. In the first case we looked at a brand new home in Emerald Hills which was gorgeous. Kat however told us that she thought it would be too dark (it was in a valley). When it came down to deciding between that house and the one we eventually bought she recommended the latter house because of the lack of stairs in addition to the lack of natural light. Since we ended up buying a home that was $100K less expensive I knew she was not in it just for the money. In the second case she found a house that she knew we would love at a realtor’s pricing party. She got us into see it and went above and beyond the call of duty trying to get us that house, without any prompting from us. The owners eventually decided to hold off selling. Finally we found a great house in San Mateo that was completely remodeled and very private and quiet. We thought the house was overpriced and told them our limit was $45K under the asking price. Kat and Bob got the house for us for $55K under asking.
We also took advantage of their recommended mortgage broker and all of them worked together to get the house closed. There were a few glitches but we usually did not hear about them until the problem was solved. This is Bob’s part of the teamwork and he always had a solution to the problems. Also with the long hours we work, Kat and Bob accommodated us meeting us early in the morning (7:00 am) or late in the evening as needed. This plus the ability to sign documents electronically made the mountain of paper work much more manageable. Kat and Bob also have a long list of vendors that they recommend, we have used 4 of them so far and they are all excellent. And not to leave out the 3rd member of the team, Monica Asborno, was also very easy to deal with and she took care of things or answered emails when Kat and Bob were out. All in all I would highly recommend Team Bedbury and I will not hesitate to have them sell our other house eventually.

We first met Bob & Kathryn when they introduced themselves during a casual conversation with my finance at his place of business. Ironically, we were in the early stages of a home search. At the Bedbury's suggestion, we agreed to interview them at their office in San Carlos. We felt comfortable from the start that they would be able to assist us but at a pace that we would find acceptable to us.
Being rather independent individuals we chose to conduct our home search on our own timeframe and, for the most part, without the direct assistance of the Bedbury's. They, of course, provided us with updates as they occurred direct from their Web site on properties that fit our specific search criteria. Ultimately, we found a home that called out to us, just like Bob and Kathryn said it would. That's when the Bedbury's really "earned their keep." They contacted the listing agent and assessed the status of the situation from the selling side. While we were anticipating a bit of a bidding war, the Bedbury's positioned our offer so attractively yet aggressively that it was accepted within the timeframe given, and on our terms.
We wish to acknowledge and thank Team Bedbury for helping make our dreams of home ownership a reality and would encourage anyone looking for the right realtors to represent them to at least do as we did and interview the Bedbury's.

We first met Kathryn Bedbury at an open house she was hosting in Belmont along with her Executive Assistant, Monica Asborno. It was a chance meeting that turned out to be the beginning of a great relationship as we looked to buy our first home. At Kat's suggestion, we met her "other half" and business partner, Bob, at their office in San Carlos where we interviewed them. They also introduced us to one of their lending partners with whom we struck up an equal rapport. By the end of the meeting we were committed to working with them. That's when Team Bedbury sprang into action and ultimately helped my fiance and I find and purchase our first home.
In the middle of wedding planning and being first time homebuyers we felt like Team Bedbury really took care of us. They were readily available and very responsive. They answered all our questions and educated us on the process at every step. Kat was very dialed into what we were looking for and only showed us two homes before we fell in love with one of them! The entire home search process from initial meeting to submission of our offer took less than two weeks. Once we found the right home Team Bedbury negotiated hard to ultimately secure a purchase price for us that was far below the asking price.
Since we bought a fixer upper and had some concerns regarding permits, Team Bedbury pulled some strings to get a local building inspector to check on the existing permits and assured us that the entire house was built with permits and that we could feel comfortable with our remodeling plans. Monica even helped us get estimates on fixing the chimney. The loan process couldn't have been any easier and we closed escrow in a timely manner thanks to their strong alliance with an escrow officer who went out of her way to make signing convenient for us during a weekend. We thank the entire extended team for a job well done. While hopefully many times before, we'll see Bob and Kat again for sure when we're ready for our next home.

We met up with Bob and Kat while touring one of their homes for sale before getting serious about selling of our town home, and purchasing something larger with a yard. After seeing the Bedbury's in action that day and subsequently interviewing them, we decided to list our townhouse with them. In what we have learned is normal for the Bedbury's, we had an accepted offer and all contingencies were cleared in record time. We then headed out with Kat to look at a number of houses on a Saturday that fit within our budget/size parameters.
That morning was a whirlwind of houses and locations and by lunch our heads were spinning. At lunch Kat called an end to the day, not because there were no more houses to see, but because she deemed them too "normal" for us. What was nice is that after only a few hours of looking, Kat understood the type of place we were looking for and didn't waste our time with other places. In the end Kat found a huge place in Emerald Hills where we placed an offer.
Kat quickly ran the comps and suggested that we set our first offer a little bit low. Later that day the offer was in place and Bob took point on the transaction and that is where things ended... in a good way. We expected a little negotiating on the price, but Bob was able to get the sellers to agree to the offer price. This was despite the fact that they had given us a counter offer that was only a few hours old.
And ultimately we were able to move into our beautiful and spacious new home for the next twenty-or-so years. Thank you Team Bedbury for a job well done.

We first met Bob and Kat Bedbury when visiting one of their open houses. We gave the home a once over and both agreed that this is not the house for us, but also agreed that the open house was put together at a much higher level than other open houses we had seen. This lead to a long conversation with Bob about the way that the Bedburys market houses and with me walking away with his card. We decided interview the Bedburys along with other realtors who were recommended by friends, and finally came to the conclusion that Bob and Kat seemed most able to sell our town-home quickly, and at a fair market price.
We signed on with the Bedburys and Kat started right away determining what we should do with our house to make it more marketable, and determine what price we could get for our house depending upon how long we wanted it on the market. We decided to go for a quick sale and followed all of Kat's suggestions. Kat brought in competent contractors that turned our town-home from the place we were living, to something that you would see in a magazine. Thus, when our town-home went up for sale on a Sunday, and we had our first of multiple offers on Wednesday.
This is when Bob took over with negotiations. While Kat plays the role of the alpha tigress (she gets everything done: on-time, at low cost, and high quality), Bob plays the roll of the friendly older gentleman next door. But underneath that friendly exterior, is a fierce negotiator and manipulator of high level politics ability. At each offer and counter, Bob laid out more than a dozen possibilities of how to handle the situation, and likely outcomes. He made suggestions on which path we should go with given our situation at the time, and our expected time line.
In the end, we had an accepted offer above asking in less than a week. What made the sale extraordinary is that in our area average time on market (for a town-home) was over sixty days, and normally there was at least one price reduction. We were extremely happy with the job that Bob and Kat did in selling our town-home, and would suggest them to anybody looking to sell their residence.

For first time home buyers, the process of finding to buying a home can be an intimidating experience. It couldn’t have been easier than with the help of Team Bedbury. After meeting Kathryn and Bob in the summer we quickly built a great bond together. Kathryn worked with us day and night to help us find our perfect home. She would send us new listings each week, return our emails immediately, and be available all the time to show us any house we wanted. She worked so diligently that we gave her a nickname referencing Arnold Schwarzenegger’s 1990’s character “The Terminator”. It felt as if Kathryn was on a nonstop mission to help us find our dream home.
Team Bedbury, had nothing less than our highest interest in purchasing the home that we loved. The two are phenomenon negotiators. Our house purchase was a competitive bid situation, where we did not have the strongest offer, but with Team Bedbury’s ability to build positive relationships and convey that we had the most earnest offer. With these traits they were able to make our offer the winner within hours of presentation.
Again each step of the process was made incredibly simple for us, even when we were on our way to closing. Bob answered all of our questions as soon as we emailed or called him. Whether the questions came up about the contract, amendments, closing costs, etc, he always had an answer for us. He had a great knack for reading people and really digging for information that provided us with great insight during our decision making process. We gave Bob the nickname – “The Closer” because of his influence on the entire closing process that took us to the very end when we signed our escrow documents and then received our keys.
We feel like Kathryn and Bob have spoiled us in a life experience that a number of people complain about. With them, we have experienced nothing but the best of times. I originally met Bob and Kathryn during an open house they were hosting within a community in San Carlos that I had long been coveting as a place to live. I was impressed with them from the onset by their intense focus on my interests. Having arrived late to the open house I realized they were closed and I was simply going to pick up a flyer and move on. As they were preparing to drive away they noticed my interest in the home and offered to open the home up again for me to tour. I resisted but they persisted and inside the home I soon found myself. After about an hour of engaging conversation I concluded that I liked the home that was available but it was only a 2 bedroom and I told them I really wanted a 3 bedroom and would also like one with a view. Kat confidently replied that they would find me one. Unbeknownst to me, the very next day they set off on what they called a “door-knocking” expedition. And lo and behold, not only did they find a 3-bedroom home but, one with expansive views of virtually the entire San Francisco Bay, which I immediately fell in love with.
The only hitch in their discovery was that the home was soon going to be available as a “short sale.” Bob and Kat explained to me what a short sale was and what it likely meant, both pros and cons. They told me they felt confident they could win this prize for me but it would take some time and maneuvering. Seeing as though I had time on my side for the right home, I decided to see if buying this home could actually be a reality. As negotiations dragged on, the short sale turned into a bank foreclosure. Due to some extensive IRS liens against the home from the former owner, the Bedbury’s assured me that it would not be purchased out from underneath me on the courthouse steps.
Alas they were right. After garnering no interest as a foreclosure, the home quickly reverted back to the original mortgage holder. Just as quickly, Bob and Kat helped me swoop in to lay claim to the house with, what would have to be considered, a stealth, non-competitive offer, which was just as quickly accepted by the bank. As things would unfold, all that Bob & Kat had done for me thus far would ultimately turn out to be the easy part.
Bob and Kat guided me through a several month long “right of redemption” period for the tax liens. Then, just when the redemption period was about to expire and the close of escrow was finally imminent, the original lender, which I had personally selected, bailed out on the financing over a technicality I still find hard to accept. Undaunted, Bob and Kathryn rallied their resources and provided a lender who could make things happen on short notice. And make things happen they did!
Now, all that remains is for me to complete the remodeling of my new home that I have been dreaming about for oh, so many months now. I can’t wait for the remodeling to be completed so I can sit back in the comfort of my new living room and enjoy “my” view of the City of San Francisco and beyond.

We first met Bob and Kathryn through our aunt and uncle who recommended their services when we were planning our move from Atlanta, Georgia to the Bay Area.
